Oklahoma is an oil and gas state. This means you must carefully investigate potential oil and gas pipelines and well sites on or near your desired property. While aerial views can offer a guess, the most definitive way to know about pipelines is to purchase an ALTA survey, which can cost between $10,000 and $15,000. A less expensive alternative is to call OKI Dig, an organization that marks recorded lines in an area, though it's not as comprehensive as an ALTA survey. You should also look up oil and gas well sites near the property. Wells can even be found in neighborhoods with expensive homes or near the state capital.

2. Water is Key: Drainage and Supply

Paying attention to water drainage is vital; you want water to run away from your property, not towards it, to maximize usable building sites. Ideally, a property will already have electric and a well on site, as this is a huge benefit when looking for land. You can research groundwater wells across the state using the Oklahoma Water Resource Board's (OWRB) online maps, which show registered wells and their depths, indicating how deep you might need to drill for your own well. This state-provided tool is free and publicly available. Additionally, use Google Maps (satellite view) to identify natural water features like seasonal creeks or ponds on a property.

3. Navigating Legalities and Property Verification

• Deed Restrictions: Don't overlook these! Developers often place covenants on rural properties, which can restrict things like manufactured homes, the number of livestock per acre, or even poultry. These "run with the land," and neighbors can sue to enforce them.

• City vs. Rural: Even properties in seemingly rural areas can fall within city limits, which might contradict your desire for true rural living. It's essential to call the city to verify boundaries.

• Zoning: Understanding zoning and land use rights is critical, as the government retains zoning, police powers, and taxation rights. Some Oklahoma counties have zoning and planning departments (like Oklahoma County), while others may not. Always call the county clerk and assessor to inquire.

• Abstracting and Title Work: Oklahoma is an "abstracting state," meaning a comprehensive "book" of every deed from patent to present must be compiled for title. In rural counties with only one or two abstractors (e.g., LeFlore County), turnaround times can be much longer than in populous counties like Oklahoma or Tulsa. Plan for extra time for this process.

• Surveys: This is your only way to truly verify acreage and property lines. Surveyors can have lead times of 4 to 8 weeks, so factor this into your contract's inspection period.

• Access & Drive Times: Use Google Maps/Earth to zoom in and determine if roads are paved, gravel, or dirt. The Street View feature (the "little orange man") can give you a ground-level perspective. Also, check the property's proximity to amenities like grocery stores, shopping, and restaurants.

• Neighbors: Utilize Google Earth to get a sense of your potential neighbors and their properties.

• Easements & Debris: Online maps can reveal easements (power lines, natural gas pipelines, old railways) identifiable by perfectly cut tree lines. You can also zoom in to look for debris or trash piles, which can be remnants of bulldozed homes from tornadoes.

5. Environmental Considerations

• Floodplains: The Oklahoma Water Resource Board website provides flood maps. Understand the legend; for instance, a 1% annual chance of flood indicates a significant flood zone. Building in such areas might require an engineered bridge.

• Commercial Farms: When buying larger rural land, investigate if there are commercial livestock or agricultural farms nearby due to potential smells, fertilizers, or antibiotics. Research to determine acceptable distances for your family.

• Tornado & Earthquake Activity: Check weather.gov/oun/tornado_data_county_ok for historical tornado paths in your county (dating back to 1875). For earthquake activityearthquakes.usgs.gov shows recent and historical quakes. While earthquakes happen frequently, it's often normal activity.

6. Boots on the Ground: On-Site Verification

Once you've done your online research, nothing beats an in-person visit. Verify everything with your eyes or inspectors. Pay attention to smells and noises, such as aircraft from Tinker Air Force Base in the Oklahoma City metro area. Document any work that might be needed, like brush hogging, mulching trees (under 4 inches), or fence repairs. Consider the benefits of an automatic gate. Most importantly, if there's an existing well, always get a water test to check its condition. Taking soil tests is also advisable, especially if you plan to garden or farm. Bringing in a dozer can cost between $250-$450 per hour, typically with a minimum of one day's work, and may take two days for heavily wooded lots. They can even build a runoff pond for you.
