Now, let's dive into the real estate market update for May 2024. The stats for April 2024 are in, and they paint an interesting picture of the market trends.
Median Sales Prices:
- Seminole (PRG): 7.6% appreciation year-over-year
- Pottawatomie (PR): 11.1% appreciation year-over-year
- Okfuskee (Wewoka): 16.7% appreciation year-over-year
- Median Sales Prices: Seminole - $135,200, Pottawatomie - $200,000, Okfuskee - $175,000, Wewoka - $82,900
Days on Market:
- Seminole: 30 days on market (15% increase)
- Pottawatomie: 18 days on market (38% increase)
- Okfuskee: 17 days on market
- Wewoka: 23 days on market (4.5% increase)
Showings to Pending:
- Seminole: 4 showings to pending (20% decrease)
- Pottawatomie: 5.5 showings to pending (37% increase)
- Okfuskee: 6 showings to pending (25% decrease)
- Wewoka: 3 showings to pending (25% decrease)
Month's Supply:
- Seminole: 4.1 months on market (41% increase)
- Pottawatomie: 2.9 months on market
- Okfuskee: 2.6 months on market
- Wewoka: 3.6 months on market
Closed Sales (April 2024):
- Seminole: 96 closings (all properties)
- Pottawatomie: 35 closings (down 32%)
- Okfuskee: 98 closings (down 31%)
- Wewoka: 20 closings (down 25%)
Despite variations in different areas, the overall trend indicates that the market is still active in rural communities. However, it's essential to price properties competitively to attract buyers quickly.
